What You'll Do:
We’re looking for a skilled Maintenance Technician to support a portfolio of commercial and residential properties from Tacoma to Federal Way. In this role, you'll handle general maintenance, preventative care, and necessary repairs across buildings, grounds, and equipment. The ideal candidate is self-motivated, reliable, and able to work independently while making sound decisions in the field.
Responsibilities:
- Diagnose and repair building systems including plumbing, HVAC, roofing, drains, and kitchen equipment
- Perform a wide range of trade skills: carpentry, electrical, painting, plumbing, heating, cooling, and roofing
- Complete daily repairs, preventative maintenance, and respond to emergency calls
- Order and manage materials and supplies while maintaining budget compliance
- Respond quickly to emergencies and coordinate additional support when needed
- Plan, oversee, and execute repair and installation projects
- Coordinate and supervise third-party vendors and contractors
- Maintain accurate logs and daily maintenance reports
- Ensure buildings, grounds, and landscaping remain functional, clean, and in good condition
- Follow all safety standards, regulations, and building codes
Qualifications:
- Must be local and available to start soon
- Minimum 5 years of experience in commercial property maintenance
- Skilled in plumbing, electrical, carpentry, and HVAC systems
- Strong knowledge of mechanical systems and building operations
- Excellent organizational, problem-solving, and time management skills
- Ability to prioritize and manage multiple tasks independently
- Self-motivated with a strong work ethic and attention to detail
- Valid driver’s license and clean driving record
- Able to lift up to 50 lbs. and work in tight or elevated spaces
- High school diploma or GED required
- Previous experience in property management required
- Professional references required
Additional Responsibilities:
- Prioritize and complete tenant work orders efficiently
- Inspect and resolve maintenance issues using sound judgment
- Perform repairs on sinks, toilets, drains, faucets, drywall, doors, appliances, and cabinets
- Oversee vendor work and ensure quality of service
- Prepare units for tenant turnover
- Conduct seasonal property prep, including for inclement weather
- Take on additional maintenance projects as assigned
